when you buy a home theres something called "settlement cost" downpayment is about 3.5% of that ... most people will have to pay out @least 10% of what the house cost ... which means @ the least depending on your negotiating skills you will be @least paying 7.5% of that potential 10% ..... when i brought my house last year i got the previous owner to help me with settlement .... i ended up just paying 3% of my potential 10% settlement cost which was a little over $3,000 out of my pocket without that money from the previous owner i would of easily spent another $6k @closing .... its alot deeper than that but just keeping it simple for those who arent fully aware of these terms .....
fyi as a first time homebuyer you are just eligible for state programs that may assist in paying these cost but most are just loans so you eventually pay it just over time with INTEREST ... the state of delaware was offering an 3% grant which would of had me walking away pretty much paying NOTHING but i didnt qualify for that grant .....
