@Will Munny lived his dream of fight an MMA fight. got his ass beat but he did it.and he is ok with being himself and going hunting and fishing. seems simple....be hes ok being him.

Lmaaaooo I never lost. And it wasn't a dream to fight (I fought 3 times), it was just a step to becoming a better human being.

And I'm not a simpleton, but yea I'm ok with being seen as a simpleton that just likes to hunt and fish.

So I don't feel like starting a thread, but I'm going to post in here. Any questions feel free to @ me.

I've been investing in real estate for a few yrs now. Currently I have a passive income to live life the way I want to. Pay myself around 215k a year. Passive income is at 17k a month. And I'm a semi frugal dude so I save alot. I began investing with bird dogging, which is finding homes for other investors. After I did that I started flipping homes again. Now I'm in the passive income/really early retirement phase. I'm 30, by 35 I want to be done.

Imma post way more. I just hate doing it cuz I use my phone all the time.

 
The first five things you need.

1. Patience. This won't happen overnight although I have seen it happen. Patience is something I had to learn early on cuz im terrible at being patient. But in this biz you have be. Whether it's with a home owner, loan manager, construction supervisor, shit goes wrong lol. Gotta be able to keep it cool.

2. A seperate phone number. You will be putting up bandit signs with your number, you will be passing your card our to randoms. I have the Talkatone app. It's a local phone number that works via wifi or cell service. No monthly payments or shit like that.

3. Bandit signs. Some of you may have seen these in your cities. Phone poles, stop lights some are even in buisness windows. Bandit signs are supposed to attract people to your business. A couple of mine say 'We buy homes, any condition. Cash in 7 days. Call 505-xxx-xxxx' you'd be surprised how many people will sell something worth 100k for 45k because you can hand them a cashiers check.

4. Business cards. Self explanatory.

5. Your 'why'. Why do you want to do this? Your why has to be important enough where you'll grind when you're tired and nice when you're livid and express empathy when you dont give a shit. My why+1 is my family. I do it all for them. And my +1 Is fuck you money. I want enough money to say fuck you to anyone for any reason I want. When you aren't hedging your bets on relationships you build with people you hate that's fuck you money. I'm not there. Not even close.

@T. Sanford my pop got me interested in it. He didn't have enough money to do it so we talked about it often. Hes an architect and engineer. So we used to draw up blueprints for homes the way we'd like to see them. The benefits far outweighed the negatives. 75% of the top richest people in america have invested in real estate. I was like fuck it, let's do it. But It wasn't that easy lol. When I was younger I had a crazy fear of failure. So much so that I didn't want to do new things because the thought of fainting at them terrified me. Had to get over that shit
 
Real shit tho, how did y'all get the money to start up your business? Saving is hard when you live in cali with the dumbass cost of living.
 
I used the money from my severance.

I was already very familiar with the business and suppliers so I cut a deal with them and all I needed then was travel money.
 
I said at an early age of 20 I never wanted 2 bring kids un2 " This" world and that's one of the best decisions I've made as an adult. Hellishness frightens me to no end what goes on so I adopted this. Saw a Quincy Jones Interview when I used 2 rap and was getting started in corporate. Q said Malcolm X ( when they would hang out) was an " Internally Motivated" Man. Didn't wait for anyone or anything 2 get it cracking or make it happen. I put it on my resemue 2 as one of my strong points. Self motivation is a leader trait. Big up 2 da cats that don't put $ on a pedestal. This society will be what it is and always has been. Get yours/ have fun/ leave sum'n 4 ya lil 1's. Ain't hard @ all.

I switched my focus to pay off my student loan as fast as possible. I got $7,774.51 left in my student loan. What's crazy is that I could potentially pay it all off by my dad's birthday. Then I can give my son ( :3 ) a Christmas.
 
Check your student loan servicers website and see if you can pay off individual groups if you have to pay I'm paying off the lowest interest group first and then working my way up
