going by the reports they got a gunman with a high powered/assault rifle in body armor spraying indiscriminately, that whole parking lot area between the mall and theater = potential kill zone. going through the mall ensured cover/shelter for initial approach while they gauged the situation.

and im willing to bet, if they went right through the emergency exit door he did, yall would be like

"how they know exactly which door to go through???!!!"
